If you are thinking of placing your property on the market, we will take the time to visit your property, fully measure up and take photos and full information. We will then compare your property to a national French agency database in order to come up with a range of prices at which we feel your property will sell. This approach, known as a Comparative Market Analysis, is based on hard empirical evidence. Our experience has been that property which is correctly priced sells within three months. If we feel that your expectations are unrealistic, we will give you reasons why we hold such an opinion. We do not take on properties which are in excess of 15% of our valuation.

We can offer two types of Mandats (permission to sell contracts): mandat simple and mandat confiance.

Mandat simple is a contract which permits you to sell with a number of agencies.

Mandat confiance is a three month extendable contract which gives exclusive rights to an agency to sell on your behalf.

Many people are fearful of ‘tying themselves down’ to one agency. This results from a misunderstanding of the word ‘exclusive’. The benefits of this type of contract are manifold:

1. A property on an exclusive contract is in one agency only and at just one price. A result of being in numerous agencies with differing commissions means that one property can be shown at different prices. This results in a higher level of price negotiation by prospective buyers.

2. A property which is on sale everywhere very quickly becomes ‘used’. Buyers ask  why is it for sale everywhere – what is wrong with it?

3. Exclusive contracts are shared by local area networks of regional French agencies, therefore in fact you have your property shown in numerous agencies.

4. Exclusive contract properties benefit from higher levels of advertising and detailed feedback on contacts, visits and client response.

5. Most importantly, 75% of our property sales result from exclusive contracts.
