Buying property in a foreign country can be a very frustrating and
time-consuming business. We aim to simplify the whole search and purchase
process for you by working with you before, during and after your visit
to ensure that your time is well spent and you find the property which is
right for you.
We are able to do this by working independently with a national chain
of agents, local immobiliers and notaires as well as searching the private
market. This means that we have access to more properties than a single
agent or notaire.
Therefore, we are able to show you a range of properties which match
your criteria and do not waste time by viewing unsuitable properties or
those which do not match your criteria.
We will have visited the vast majority of houses and will tell you
both their good, and more importantly, their bad points.
We find that different people have different needs depending on their
knowledge of the area, local market, level of French spoken etc. and so
we offer a menu of services from which you can select as necessary:
Initial Meeting
From your initial enquiry we will e-mail you with a description of how
we work together with a number of suitable properties as examples of what
is available.
Following this and confirmation of your visit date, it is recommended
that we have an initial meeting. Prior to our meeting we will have begun
searching against the criteria which you have supplied and will already
have a number of appointments booked at the time of our meeting. We will
answer all of your initial questions at this stage. Following the initial
meeting, we are happy to spend a number of days with you as experience has
shown that people's criteria may change following a number of viewings.
We normally spend 2/3 days with a client on their first meeting and we
look to view a minimum of five properties
Also : -
- We will accompany you on all visits and translate between you and the vendors.
- We will liase between the agents, yourselves and the vendors.
- We will help you to find accommodation for your visit.
- Property search. This is a valuable add on to our service. If we are
unable to find the right property for you on your first visit then we will
continue searching for suitable properties using our local contacts.
Many of the properties we sell are new to the market and are sold prior to
appearing on the Web.
Purchase Process:-
- We will support you throughout the sales process
- Negotiate and submit your offer on your behalf
- Accompany you to the signing of the Compromis de Vente (we are normally
able to supply you with an English copy) or arrange postal signing.
- Liase with the relevant Notaire and track the purchase is proceeding in
a timely manner.
- Liase with the vendor as required
- Accompany you to the signing of the Acte Authentique or arrange postal
signing as required
- Always be an e-mail or a phone call away
Option Post Purchase Services
- Ongoing house insurance
- Arranging utility services (electric, water, gas, phone, oil etc.)
- Finding a doctor, dentist, accountant, etc
Other Services
In many instances, clients require further support and because we live
and work in the area, we can arrange the following;-
- finding and enrolling into local schools
- liaising with local tradesmen and obtaining quotes
- support for renovation projects e.g. transforming a building into
rentable accommodation
- identifying and liaising with local architects and masters of works
- finding and liaising with pool contractors
- support for holiday home management
